2019 Property Inspections

Neptune Township is under contract with Realty Data Systems (“RDS”) to perform exterior and interior inspections of all properties located within the municipality. This program requires a 5-year inspection cycle, and will require that all properties are inspected once during this cycle. This year blocks 301 to 903 are scheduled to be inspected over the coming weeks.  If your property is to be inspected you should receive a notification in the mail.

The inspection routes are predetermined, but RDS will do their best to accommodate residents.  Please be aware that the inspectors will make a maximum of two (2) visits. If you are not home during their visit, the exterior inspection will continue, and instructions will be left for rescheduling an interior inspection.  If the company does not gain access to your property, all interior information may be estimated, which may result in an error on your property record card.

If you are uncomfortable with letting the inspector into your home, you can schedule an appointment with RDS and the inspector will come when you can have a friend or relative in the house with you while the house is being inspected.  All inspectors wear RDS logo shirts and high-visibility vests with “PROPERTY INSPECTOR” printed on the tail. They also carry photo ID badges. The Assessor’s Office and Police Department have a full list of inspectors and their respective vehicle information. DO NOT permit anyone who is unable to provide such identification to enter your property.

You are not required to allow an inspector to enter your home. However, we ask all residents to cooperate with the inspection process. If you would like to refuse the inspection, please visit www.rdsnj.com; click APPOINTMENTS to select the refusal form. 

Please note, Inspectors are not appraisersand are not appraising individual homes. The inspectors are data collectors with Realty Data Systems, who will return the data to the Tax Assessor’s office for the annual reassessment. Data points include, but are not limited to: room counts, dimension and condition of the structure, interior conditions and finished basement and attic spaces.
